ABOUT THE ROLE

As Director, Data Center Development at Hut 8, you will be responsible for driving the front-end development lifecycle of mission-critical infrastructure projects—from initial strategy through handoff to the construction team. Reporting directly to the Senior Vice President, Data Center Development, you’ll lead efforts around site identification, acquisition, entitlement, utility coordination, and cross-functional alignment. This role is deeply rooted in project setup and early execution planning, ensuring every data center initiative is thoroughly vetted, strategically positioned, and ready for seamless delivery. You'll be instrumental in expanding Hut 8’s footprint across North America by managing all aspects of site readiness, preconstruction, and stakeholder engagement.

Some of the key responsibilities you should expect are the following:

Site Acquisition & Real Estate Development

Develop and execute a site acquisition strategy aligned with Hut 8’s growth and infrastructure goals.
Identify greenfield development opportunities and evaluate M&A targets for infrastructure expansion.
Secure site control through land agreements, leases, or acquisitions.
Oversee all real estate aspects of the project lifecycle, including title review, due diligence, zoning analysis, and entitlement strategy.

Government & Community Engagement

Serve as the external face of development projects by building and maintaining relationships with local governments, zoning officials, permitting authorities, and community stakeholders.
Lead the entitlement process, including permit applications, planning board presentations, and local approvals.
Identify and pursue state and municipal incentives in collaboration with legal and finance teams.

Utility Commercial Strategy & Coordination

Own the commercial and legal aspects of utility partnerships for data center sites.
Negotiate utility service agreements for power, water, and telecom to align with project timelines and capacity needs.
Maintain strong relationships with utility providers to ensure proactive coordination through development.
Coordinate with internal technical and legal stakeholders to align utility agreements with Hut 8 standards.

Project Transition & Execution Readiness

Lead preconstruction planning and internal project kickoff to align goals across real estate, legal, technical, and construction teams.
Monitor key development milestones, risks, and schedules to ensure readiness for handoff to execution teams.
Collaborate closely with the Director, Technical Development to ensure alignment between commercial strategy and infrastructure design feasibility.

ABOUT YOU

5-10 years of experience in real estate development, infrastructure, energy, or data center site development
Strong understanding of land acquisition, site entitlement, and permitting processes
Demonstrated success in managing end-to-end project development from site selection through construction handoff.
Deep knowledge of permitting, entitlement, and utility coordination processes.
Strong experience negotiating land deals, utility agreements, and incentive packages.
Background in managing greenfield developments and identifying strategic M&A opportunities.
Excellent negotiation, stakeholder engagement, and cross-functional leadership skills.
Deep understanding of land use, infrastructure planning, and risk management.
Strategic thinker with operational precision and a bias for execution.
